Rubenstein’s Downtown Apartment Complex Project Announced
A local real estate investment firm recently purchased the historic Rubenstein's building directly across from the courthouse in downtown Shreveport to create new living spaces. Leeson Real Estate & Investment Firm is developing 513-519 Milam Street into "The Rubenstein & Landford Historical Apartments."
The historic building will be transformed over the next 2 to 3 years featuring 36 Class A units and 12 short-term units to be leased AirBnB/Vrbo style. According to information from Leeson Real Estate, the units will range from 400 square foot Studio apartments, to 1000 square foot 2 bedroom apartments. The building will also hold space for 45 self-storage units. Leeson Real Estate partner Isaiah Lee said the refurbishment will incorporate many of the historical aspects of the original building design.
The first floor will offer retail, restaurant and office space as well as an entertainment suite used as an event space for weddings, conferences, celebrations, fundraisers, etc.
The historic building was built in 1907 by Joseph Dambley, a Shreveport photographer. He used the lower level as his studios, and leased out the upper levels. Danbley occupied the building until 1917, adding a furniture and phonograph record business during the 1910's, which operated on the upper floors. In 1926, Rubenstein's Department Stores, founded in 1898 as "The Rubenstein Brothers Boston Store", purchased the building and remodeled it as their new store, adding the fourth floor with it's arched windows and decorative concrete detailing.
Construction on the project is expected to take 2-3 years, with an estimated cost of almost $10 million dollars.
